Houston ISD - These projects required the performance of an AIA specified Land Boundary and Topographic survey of existing school sites built approximately 50 to 80 years ago subject to being replaced. The work required full abstract of title and easements and full utility research of on-site utilities and off-site utilities. The age of the schools and surrounding neighborhoods provided complex challenges in establishing the site boundary and adjacent street right-of-ways and locating the many utility lines (both public and private) serving the school sites.
Results: These sites are currently involved in the subdivision plat process; the plats will be recorded during the summer of 2009. Site improvements and utilities were extensive, having been expanded during previous addition / rehabilitation projects on the existing sites. The initial boundary surveys were completed in approximately three weeks and delivered to the District and the architectural design team. The topographic surveys were completed in an additional three weeks and added to the boundary survey for a full boundary and topographic survey.
Spring ISD - The pricing and limited amount of land available for purchase as well the requirement for the site to be located near an existing residential base represented the greatest challenge for this assignment. The area chosen was in a maturing market with a limited amount of land sites to choose from.
Results: Based on a thorough review and analysis of the market which included several detailed meetings with individual owners to determine potential availability of properties, Todd and his team recommended the district acquire multiple sites in order to meet their location and budget requirements for the project. The assemblage recommended included two non-contiguous tracts of land which were separated by a road and for obvious reasons seemed very unorthodox. Following discussions about the project with municipal officials the county agreed to abandon the road for the project.
Lone Star College - The Cypress Station marketing project was a multi-faceted assignment with a very unique set of challenges and circumstances due to the pricing history of the site, the existing restriction to infrastructure use and flood plain issues on the site as well as the underwriting challenges in the market at the time.
Results: The property was sold to a local developer with the sale exceeding the Seller’s expectation for both sales price and closing time frame. The final sales price of $2.0 million (full list price) was in excess of the initial offer received by $750,000 This sale allowed the College District to reinvest the proceeds back into their capital budget for core projects within a short time frame.
